This property makes the third conservation easement the Northcentral Pennsylvania Conservancy holds in Shrewsbury Township. The township is part of the Northern Highlands, a region considered to be one of the eight special places in Lycoming County according to the County Comprehensive Plan of 1996.

The VanHorn Homestead contains a swamp, a unique feature that drains east to Highland Lake and west into Big Run, a high-quality, native trout stream. The property is visible from the Genessee Trail, and from a township road. The conservation easement provides the pubic travelling these two thoroughfares with a protected view of the open space.
